Project Details
A quality property owned by a borrower whose credit profile precludes conventional financing. The financing request was at 75% LTV, with a strong appraisal value of $14 million.
Opportunity
Sale-leaseback transaction due to the significantly lower timeframe and cost associated with taking control of the asset in the event of default by the sponsor.
Structure
Sale-leaseback at $10.5 million with the option to re-acquire the property at the end of the term. The option payments and monthly rental payments effectively replicated the financial cost of the loan.
